When it comes to repairs and maintenance in a strata scheme, it is generally established that the Owners Corporation is responsible for repairing the common property and the owners are responsible for repairing anything within their lot. What is considered common property vs an individual lot varies between different strata schemes as it is dependent on the strata plan and the by-laws in place.
